Join your local landlords association. this helps you meet other landlords in your locality and builds contacts. It also acts as a united front to amend legislation for property owners interests. Military Members Do You Know Your Rights Under the SSCRA About Debt?

The Soldier and Sailor Civil Relief Act or SSCRA was signed by President Bush on December 2003. The point for this act was to set legislation to simplify or ease both legal and economic burdens to military personnel whether active or retired.

What is the SSCRA

SSCRA addresses the inability of military men to meet financial obligations when they are in active duty. Financial obligations to include rentals, leases, mortgages, credit card payments and other similar transactions. The SSCRA also stretches to cover the dependents of the military men in question under the same guidelines.

SSCRA covers those under active duty, to include out on basic training exercises or assigned in the field. Often veterans miss the chance to pay their financial obligations since they are unable to do so during the line of duty. The SSCRA aims to provide legislation to these individuals so that they are given consideration regarding deadlines and payment due dates.

One focus of the SSCRA for military personnel/dependents includes leasing/renting of a property for residential purpose. (not to exceed more than $1,200 a month) Also the conditions must be met and the transaction must be first made before the service man is enlisted into active duty or departs for basic training.

Once on active duty, it’s becomes almost impossible for them to settle this obligation. The next course of action is for the service man to send a request of being under the protection of the SSCRA to the court when he or she receives an eviction notice. If the judge finds sufficient grounds which merits the protection from SSCRA then the court may postpone the eviction until the term of duty of the personnel expires

Advantage of SSCRA for veterans on active duty

Often military personnel on active duty will not have the ability to fulfill their financial obligations to various institutions like credit cards, banks, insurance or mortgage lenders. The SSCRA aims to provide a form of security to these men on duty on active duty.

SSCRA will provide enough “elbow room” for military personnel to be given extended deadlines for payments, foreclosures and mortgage transactions when they are in the line of duty. However, not all veterans are qualified for the protection of the SSCRA; some criteria and requirements must be met for both the transaction and the personnel before they are granted protection.

Interest Rates and SSCRA

Members on active duty who are unable to pay mortgages and who are facing foreclosure may then invoke the protection of the SSCRA to avoid such problems. Qualified debts are those incurred prior to service men coming into the line of duty. Also, the request will only be valid if the personnel are in the line of duty when the request was made which limited them from settling the said obligation.

If qualified, the service member needs to send a letter to the lender/bank requesting that their interest rate be capped to 6% according to the provision stated in SSCRA. Also, they may should send a photocopy of the military order to the lender as proof that they are on military duty as stated in their letter of request.

Foreclosures and the SSCRA

The SSCRA can also help cover the military member under the obligation of a mortgage, trust deed or security of property for any financial obligation. The SSCRA simply states that the personnel are valid for protection under the SSCRA if the obligation and the property were done prior to their military service.

The provision states that prohibition of foreclosure or sale of mortgage property without the presence of the borrower, the military personnel in this case, whether in a judicial or a non-judicial foreclosure. It is also stated in the SSCRA that maturity dates and deadlines will be given an extension when the military personnel is in active duty until they are released from their given designation.

Even if the maturity date or the date of foreclosure is extended due to the military personnel’s inability to pay, the court will try to achieve a compromise agreement from both parties requiring the mortgage lender to pay at least half of the amount due while the mortgage holder extends the deadline or put a stay on the foreclosure or sale of the property.

The 1 oz Krugerrand History

On July 3rd, 1967 the first One Ounce Gold Krugerrand rolled through the presses in the South African Mint. This was not the beginning of the Gold Krugerrand, however- nor were the careful planning meetings of the Chamber of Mines of South Africa (who interestingly enough can trace its roots back to 1889) which lead to its creation.

The Gold Krugerrand history begins in the hills of Witwatersrand, South Africa. The “ridge of white waters” is a series of east/west running ridges that are over 60 miles in length. In 1884 gold was discovered, and the mining camp at Johannesburg has since grown into a thriving metropolis. At the time, Paul Kruger was president of the Transvaal. In his memoirs he noted that General Joubert correctly predicted the gold discovery will “cause our land to be soaked in blood.” The gold discovery led to a huge influx of foreigners looking to make their fortune in gold. Eventually the high number of foreigners and concern for their rights led to conflict. The conflict was multifaceted, with some underlying motivation for the British empire to control this valuable commodity.

In 1899, the British government demanded Uitlander (foreigner) rights to match those of the Boers. Realizing that the British wanted more than equal rights (Transvaal independence was at stake), Paul Kruger responded that all of the British should leave within 48 hours. This was an impasse which could not be broken via diplomatic means, and the second Boer War ranged across the country. The Boers fought hard and were able to demand some concessions at the war’s end in 1902, but the Transvaal independence was lost.

The next step on the golden road of Krugerrand history is the establishment of the Rand Refinery, which supplies the blanks for every Gold Krugerrand stamped. The Rand Refinery (est. 1920) was created by the Transvaal Chamber of Mines to refine all gold mined in South Africa; and immediately began to refine gold ore for one the worlds most prolific gold producing regions, Witwatersrand.

The One oz Krugerrand takes its name from a combination of Paul Kruger’s surname, and the Rand, which is the currency of South Africa (the Rand was taken from Witwatersrand). The obverse of the 1 oz Krugerrand has a portrait of Paul Kruger, designed by Otto Schultz. Coert Steynberg designed the reverse, which is a Springbok antelope, a national symbol of South Africa.

In 1967 when Krugerrands were first produced, the United States government prohibited its citizens from owning gold bullion, but allowed ownership of foreign coins. The 1 oz Krugerrand was a brilliant piece of marketing for two reasons. One, it was the first bullion coin to be traded for its gold content, rather than a denomination on the coin (a 1 oz gold Krugerrand is 22 carats, 11 parts gold to 1 part copper- however it does contain one full ounce of gold bullion). As the price of gold fluctuates, so goes the price of Krugerrands. Second, by making the Krugerrand legal tender, it allowed American investors to purchase the coin. This allowed everyday people to buy gold without the need to have it melted and assayed. The South African Krugerrand was declared illegal to import in many Western countries during the 1970s and 1980s due to the policy of apartheid. With South African political reform from 1990 to 1994 and the abolishment of apartheid, one ounce Krugerrands became legal imports to the U.S. Even with the previous prohibitions, Krugerrands are the most popular gold bullion coin- with over forty-six million ounces in circulation. Many people would like to take steps to become more healthy. The road to good health is long, but only requires a commitment to stay between the lines. We will discuss a few paths on the road to good health in this article.

The first thing I tell people is to write down all your bad habits, smoking, drinking, laziness, nightly ice cream or eating junk food and sodas. Because recognizing the habit is the first step to breaking a habit. Then pick one or 2 at a time to work on.

Second, I tell them to engrave this little tid bit of information in their heads “it takes about 6 months to make or break a habit.” What this means is you must be consistent and patient. Making a new habit or breaking an old one does not happen over night!

Food intake awareness is another important component of becoming more healthy. Becoming aware of what goes into our bodies and how it is used makes us more aware of what we should and should not consume.

Another pavement on the road to health is becoming more active. Exercising at least 3 times a week is bets. But small changes also make a difference. Like parking further out, taking the stairs or a walk around the park with your family or pet.

Stress plays a big part in our health. Many do not think about it, but it can tremendously hinder our efforts of achieving good health. This is why we must learn the best ways to cope with stress. Stress is inevitable!

Some people may need medication, but most can use some simple relaxation methods. Everyone should try to have at least 30 minutes a day for simple relaxation. It could be a soak in the tub, sitting on the porch listening to nature, a yoga class or meditation.

Also, everyone should have a way of relieving daily stress. Maybe squeezing a stress ball, exercising or taken up a craft. Relieving stress and learning to relax a essential part of getting and staying healthy. Excessive stress can weaken our immune systems. Last but not least be sure and get your annual physical.

When Barack Obama stood for President of the US, did he have the most experience? No, but he had the desire and the dream … And enough people believed in him to make his dream come true. His atitude was key to helping him become the first African American US President.

You may be thinking how come youre so qualified to talk about this? I equate the success Im now having in my business and life in general to a shift in my attitude. I used to think I struggle a bit with money, but I lead a comfortable life, so Ill settle for that. I almost had a Money is Evil kind of thinking, but then I got a taste of it and realised how much more I could accomplish and how I could help make this a better world if lack of money wasnt an issue in my life.

Think about it! . What would you REALLY want to do with your life is money was no problem? OK, after you took a nice long holiday, then what would you set out to accomplish? Thats when I realised I had better start taking responsibility for my life and figure this out.

For many it takes an AH-HA! Moment to really shift their thinking. Mine was when I gave birth to my gorgeous little girl! You see, to me I always thought having a baby meant settling down and living a nice life in the suburbs. But what I was really faced with was a whole new world. Instead of my nice free life ending I felt life was just starting. She has been my inspiration to really grab life and give it my all. I started my own Internet business and I have many more goals achieve too.

While my baby slept I would delve into any personal development book or course I could. First I read The Secret by Rhonda Byrne ” which was the catalyst for my transformational journey Followed Rich Dad Poor Dad by Robert E. Kyosaki And many more.

Then I decided to do a more in-depth home study course. I has done journaling and listened to affirmation CD’s before, but then I found the Discovery Series, which has helped me immensly.

These days I’m often told “You look really happy and radiant” and I agree that I feel the same inside. I have to pinch myself because even though I always thought I was a happy kind of person anyway, now I have a better sense of self worth and I’m excited about the journey that lays ahead.

It’s not suprising though, if you manage your efforts things will change. And others will notice the changes in you too. Sometimes it may be subtle with friends starting to call you and wanting to hang out or suprising opportunities will come your way.

My business is starting to boom because I am becoming a magnet for positive people.

My business is booming, not because my product or business is any better, but because of me and my shift in attitude.

A Quick Guide To Bankruptcy Procedures

There are two different bankruptcy procedures for individuals. These proceedings are known as Chapter 7 and Chapter 13. While you may be familiar with the term Chapter 11 from the news, that chapter applies to business owners only.

Effective October 2005, Congress made sweeping changes to the bankruptcy laws that gave consumers more incentive to seek bankruptcy relief under Chapter 13 rather than Chapter 7. Chapter 13 allows people with a steady income to keep property, like a mortgaged house or a car, that they might otherwise lose through the Chapter 7 bankruptcy process. Basically in Chapter 13, the court can approve a payment plan that can run up to five years. This process lets you pay off today’s debts with future earnings. Obviously you have to have a steady source of income to qualify for this filing.

Chapter 7 is known as straight bankruptcy, and involves liquidation of all assets that are not exempt. Exempt property may include automobiles, work-related tools, and basic household furnishings. Other property could be sold by a court appointed trustee or given directly to a creditor as payment of your debt. There is also a limitation of how much you can earn during this process. It is not designed for you to profit by not having to pay your debts.

Once you have filed for Chapter 7, you will not be able to file again for eight years. Chapter 13 on the other hand, has a waiting period of only two years between filings.

While there are some similarities in the types of debt that can be discharged through either Chapter 7 or 13, there will be some differences as well depending on the state where you file. Most unsecred debt, garnishments, foreclosure notices and collection calls can be discharged through bankruptcy. However, child support, alimony, fines, certain taxes and student loans cannot.

Unlike the liquidation proceedings in a Chapter 7, Chapter 13 is designed to allow the debtor to pay off all the debt over a period of time. However, the court must be satisfied with the pay back plan otherwise it can order that other property such as boats, cars etc be sold to insure that the debts are fully paid. Arriving at a reasonable pay back plan is essential if the debtor wishes to keep his property.

Bankruptcy is no longer the slam dunk procedure that it was. The new law now requires that persons wanting to file either Chapter 7 or 13 attend an approved credit counseling course sometime within the six months before filing. This is another effort to solve the credit crisis without further clogging up the courts with another bankruptcy. In addition, there is now a “means test” for persons wanting to go the liquidation route. If the court believes that you make too much income to just walk away from the debt via liquidation, they will only allow you to file Chapter 13 which is the pay back plan.

There are other strategies to settle your debt without going through bankruptcy. It all depends on your personal situation and what best makes sense for you and your family. Any decision to file for bankruptcy should not be made without consulting a qualified bankruptcy attorney.

You might be surprised to learn that the telephone company did not always use the same 10 digit system that they are currently operating on. The first three digits are the area code. This is the most telling part about the telephone number, because it helps you to see what part of the country that the call originated from. Most area codes are somewhat localized, especially because of all of the telephones that are now in existence. At times, an area code may span several small towns and there are rare occasions whenever it might even cross state lines. Most of the time, however, area codes are assigned to a very small area of the country and there might even be cities that have multiple area codes.

Whenever the phone company first went to the 10 digit numerical system, there were plenty of area codes that were available. It is unfortunate that they didn’t have the foresight to see that there would come a day when ever cellular telephones and fax machines would be using up a lot of the area codes quite quickly. Although there still are area codes and telephone numbers that are available, we may reach a day whenever the system needs to changed once again.

The next three digits of the telephone number help you to break down even more where the phone call is originating from. Typically, each town has its own three digits that exist within the area code and it might even be able to help you to differentiate between a cellular number and a landline number.

Tracing a telephone number can easily be done if you know the full 10 digit number that was calling you. They area code will help you to narrow down the overall region where the telephone number originated from and the next three digits will help you to narrow it down even further. It is also possible for you to use the last four digits to reverse the telephone number and see who it was that was calling you.
